Maintenance of the property is one of the difficult and time-consuming jobs especially when the property is on the lease. Maintaining your home is crucial because it is not only for giving the tenants a good experience but you are legally bound to predefined laws regarding the maintenance of the home. You need to consider that being an AirBnB host you need to consider few extra things. For instance, traditionally you would rent your home out for a long period of time and there would be long-term agreements, but at AirBnB the renting duration would be shorter and the tenants would be varying every month and even weeks if you accept the guest for less than a week. So, if you are an AirBnB host than maintaining the property is more crucial because it would be helpful to attract the guests and you would be able to rent it out steadily.


Avail the maintenance by a trustworthy company
Regular maintenance of the building is sometimes burdensome and you wouldn’t be able to do it properly means it could affect your reputation on the AirBnB if you overlook the issue. The best solution to solve the issue is making an agreement with companies which specialize in property management and maintenance. Once you have made an agreement with the company make sure that everything is going accordingly otherwise giving them free rein may cause some problem as well. One of the important things to consider in maintenance is the cleaning of the home. Keep in mind that guests would be in your home to enjoy the freedom of space and privacy, otherwise, they could choose the hotel too, and they would litter the home heavily so to keep the home clean you need to keep an eye on the property manager. 
Make rental agreement
You need to be specific and exclusive while making an agreement. Tell the guests everything in advance and don’t keep him in ambiguity which could affect the experience and sometimes may cause issues. Everything that comes in guests’ sphere of responsibility should be made clear in advance and made part of the agreement. For keeping the things in flow you need to charge the guests a deposit or security fee which will be helpful in resolving the issue without any argument. As the guest would be for a shorter period of time and you couldn’t deal them as ordinary tenants who rents the building for a longer period.

Although keeping the property in optimal condition may increase your short term costs but it would help you keeping the property in attractive condition. Refurbishing the properly at regular interval may help you attracting more guests.
